Staging®
Why should I hire someone to stage® my home?
Buying a home is an emotional process. Most
prospective buyers have a list of "must-haves" for their
new home, but when they enter a house that feels like
"home," they tend to automatically re-prioritize that
list.
It’s difficult
for most homeowners to view their own house the way
prospective buyers will see it; we tend to look past
the things we see every day. Realtors® often
offer advice for preparing your house for sale, but
Realtors® need to focus on marketing your property and
negotiating offers to purchase, not rearranging
furniture or helping to control clutter.
Accredited
staging professionals™ receive training to recognize
the small changes that will allow your property to
show in its best light.
Refined Spaces strives
to make your house the one prospective buyers become
emotionally attached to.
Why would I stage®
a rental property?
In
beach communities in particular, competition is strong
among rental properties. Given the choice between a
seasonal rental property with a bright, open look and
one with a beautiful view but a dark and dated décor,
most people will choose the updated space.
I’m moving to a new house; why would I want to spend
money to fix this house up now?
The
results are consistent: staged® homes sell more
quickly and for more money. In order to gain the most
equity from their current property, most homeowners
need to make some small improvements. Like detailing
a car before advertising it for sale, staging®
prepares the property to showcase its best features
and create a positive first impression.
My house has been professionally
decorated. Do I still need to stage®
it?
Interior decorators style your décor to suit your
tastes and lifestyle. Your goal in marketing your
property is to appeal to the broadest segment of the
population possible. Staging® is particularly
important in houses that have dramatic decorating
styles or unique collections. While a staged® home
presents a stylish and comfortable look, the focus
should be on the property, not your décor.
When should I stage®
my home?
Ideally, a property should be staged® before it is
published on the Multiple Listing Service or marketed
to other realtors or buyers. In order to sell, a
staged® home must be shown; after the first few weeks
on the market, the number of showings tends to slow
down. If your property is already listed for
sale, hire a stager® prior to an open house or
broker’s luncheon.
We’ve already moved into a new house, and the house
we’re selling is vacant. I’ve heard vacant homes
don’t show well; is that true?
Yes, rooms that are vacant often look smaller than
rooms that are furnished! It’s difficult for most
people to envision their furniture in a vacant space,
or to visualize possible uses for the room.
Refined Spaces offers a number of attractive options for the
purchase or rental of furniture and accessories.
What will it cost?
The
investment in your property will vary based upon the
amount of work that is required and how much you
choose to complete on your own.
Refined Spaces
prioritizes recommendations, so you can choose how
much to invest. Staging® always costs less than the
first price reduction.

Decorating Consultations/Interior Redesign
What is Interior
Redesign?
Interior Redesign is a new and exciting trend in
decorating. Redesign allows you to transform your
rooms using the furniture and accessories you love.
Interior Redesigners follow the same design principles
as Real Estate Stagers® and traditional Interior
Designers, considering balance, scale, rhythm and
harmony, and like Stagers®, they strive to enhance or
establish focal points in your home. Like
traditional designers, though, they also consider your
lifestyle and the ways you use your rooms, and update
your rooms to suit you and your family.
Are you going to try to sell me all new furniture?
The
beauty of Redesign is that it allows you to find new
and exciting placement for your furniture and
accessories. As a first step,
Refined Spaces
evaluates whether or not your home is a candidate for
Redesign. Our objective is not to sell you products;
it is to make your space one you’re proud to show off
and happy to come home to.
Can you help me select wall colors and/or window
treatments?
Refined Spaces offers many of the same decorating
services as interior designers, including color
consultations and advice and assistance selecting and
purchasing window treatments and accessories. We will
recommend certified Interior Designers for projects
involving renovation or reconfiguration of space.
I love my furniture, but my rooms don’t have the “wow”
factor I see in magazines. Can you help me “complete”
my rooms?
Many people have trouble putting the finishing touch
on their spaces, or pulling the look together.
Refined Spaces can make recommendations and will shop
for you or with you for items to complete your rooms.
